1. Booking & payment

  • Bookings are confirmed only upon receipt of payment in full — the total stay cost, applicable fees, and the refundable security deposit are charged together at the time of booking.
  • We do not offer split or installment payments. Payments are processed securely by our payment provider — we never see or store your full card number. Completing a booking (including checking the agreement box at checkout) is your acceptance of these terms as a binding agreement.
  • Rates are quoted per night per property and include standard cleaning unless otherwise noted.

2. Security deposit & damages

A refundable security deposit of $500 is collected with your booking payment and refunded in full within 7 days after departure, pending inspection for damage beyond normal wear and tear. You are financially responsible for any damage, missing items, or excess cleaning caused by anyone in your party. By booking, you authorize us to deduct documented costs from your security deposit and — if costs exceed the deposit — to charge the payment method used at booking for the balance. An itemized statement with photos accompanies any deduction or charge.

3. Cancellation

Full refund if cancelled 14 or more days before check-in. 50% refund if cancelled 7–13 days before check-in. No refund within 7 days of check-in. The security deposit is always refunded in full on cancellation.

4. Check-in, check-out & departure

Check-in from 4:00 PM. Check-out by 11:00 AM. Early check-in or late check-out may be available on request. Your door code is sent by message before arrival. When you leave: put used towels and sheets in the laundry basket (start a load if you can — otherwise our cleaners will), and if your stay includes a Sunday night, please roll the large black and blue county trash and recycling bins to the curb Sunday evening.

5. Minimum stay

3 nights off-peak. 5 nights during peak season. 7 nights for holiday periods.

6. Occupancy & guests

Maximum occupancy: 8 guests at Westmoreland Estate, 6 at Creekwood Retreat. The guest who books must be present during the stay and is responsible for all members of the party.

7. House rules

  • No events, no parties.
  • No unauthorized guests — only registered guests may stay overnight.
  • No smoking, vaping, or e-cigarettes inside the home.
  • No pets on short-term stays.
  • Quiet hours: 11:00 PM – 7:00 AM — our homes are in residential neighborhoods.
  • Maximum guests: 8 at Westmoreland, 6 at Creekwood.

8. Availability & calendar sync

Our booking calendars are kept current across every channel where our homes are listed. In the rare event of a double-booking across platforms, the earliest confirmed reservation prevails and any affected booking is refunded in full, including the security deposit.

9. Long-term leases

Long-term rentals (3 months and up) work differently: you tour the home, submit an application, and sign a separate residential lease governed by the Florida Residential Landlord and Tenant Act. These short-stay terms do not apply to leased stays.

10. Pool, hot tub & safety

The pool and hot tub are used entirely at your own risk — there is no lifeguard. No diving or jumping into the pool. No sitting or jumping from the pool table or ledges. No running or horseplay on the patio or around the pool area. No glass near the pool. Children must be supervised by an adult at all times, and no one should swim alone. Hot tub: keep sessions short (15–20 minutes); not recommended during pregnancy or with heart conditions; never use while intoxicated. For security, cameras operate on the exterior of the property only — there are never cameras inside the home.

11. Release of liability

By completing a booking, you — for yourself and on behalf of every member of your party, including minors — assume all risks of using the property and its amenities, including the pool, hot tub, and outdoor areas, and release Prestige Lux Properties and the property owners from liability for injury, loss, or damage arising from your stay, to the fullest extent permitted by Florida law, except where caused by our gross negligence. You agree to be responsible for claims brought by members of your party or your visitors. Your acceptance of these terms is recorded with your booking when you check the agreement box at checkout.
